MIDAS CHURCHILL
Midas of Central Virginia procured the old Dukes Auto Service building which dates back to 1925 and is located within a historic area in the City of Richmond. The historic nature of the renovation required reviews by both the Commission of Architectural Review as well as the Virginia Department of Historic Resources for both exterior and interior components. The building had been unoccupied for an extended period and was in a state of disrepair. The existing failing roof was replaced, while maintaining the roof framing. All existing exterior walls, and most of the original steel framed windows were retained due to their historic nature.
The mechanical systems included a packaged rooftop heat pump for the waiting room with exposed double-wall spiral ductwork, new toilet exhaust fans, a gas-fired heating and ventilating unit and general exhaust to provide 100% outside air for the garage. Two high volume low speed fans were provided to enhance employee comfort. A compressed air system was added for garage operations. Calculations for carbon monoxide generation were performed to determine the ventilation rate required to maintain safe levels within the garage without the use of a dedicated vehicle exhaust system. Use of this whole building exhaust system with local carbon monoxide detectors was accepted as a code modification by the City of Richmond.
The electrical design included coordination of a new electrical service with the local utility company. New LED light fixtures were provided throughout, including slim high bays to enhance technician work spaces within the garage area, along with suspended indirect/direct linears to provide relaxed atmosphere within both the Waiting and Employee Break Rooms.
