Dominion Innsbrook Technology Center - EAST & WEST WING RENOVATIONS
Phase 1 East Wing Renovation
The Innsbrook Technology Center in Glen Allen has a total floor area of +/-400,000 SF. The Phase 1 Renovation comprised three floors of office space at ±95,000 SF. The renovation consisted of a complete demolition and renovation of two-and-a-half floors while maintaining uptime for the recently renovated half of the 3rd floor. Extensive field surveys were conducted to define the scope of demolition and location of existing systems.
The two existing penthouse air handling units were replaced in phases to maintain temperature control in the occupied half of the 3rd floor. Two new 42,000 cfm custom variable air volume (VAV) rooftop air handling units (AHU) within a single enclosure with maintenance access vestibule, was located adjacent to the existing penthouse. The AHUs included energy recovery wheels, chilled water cooling coils, electric heating coils and UV lights. Zone control was provided via VAV terminals and series fan powered boxes with electric reheat coils. A separate 130,000 cfm smoke control system was provided to serve the 3 story atrium.
New power, lighting, and fire alarm systems were designed for the space. Existing feeders from the main service switchboard were intercepted and rerouted to feed the new custom rooftop units. LED luminaires were provided with modern lighting controls, including daylight responsive controls, to meet the energy conservation code. A new lighting system programmable via interface with the BMS was specified. The new fire alarm system was the first phase of a building-wide replacement of the obsolete Viking fire alarm system in favor of an addressable fire alarm system with Class A wiring for the initiating devices. A new firefighter's smoke control panel was provided for the smoke control system.
Phase 3A West Wing Renovation
The Phase 3A Renovation comprised three floors of office space at ±120,000 SF. The renovation consisted of a complete demolition and renovation of all three floors. The mechanical, electrical, and plumbing systems of Phase 1 were replicated for Phase 3A.
