Mechanical, electrical and plumbing system design for the total renovation of a 234,000 SF, eight story office building, including an 11,000 SF kitchen/dining area. The floors were demolished slab to slab and the project was designed in three phases to replace the mechanical and electrical equipment while portions of the building remained occupied. Air handling units, the air distribution systems, the hot water heating system and chilled water system were replaced with variable volume systems for energy efficiency. A new switch board was added and new motor control centers and power distribution systems were provided. The design included lighting control, structured cabling, security, audio/visual, a sound masking system and a 400 KW emergency generator. The project also included structural design to add an escalator to the building.
